What type property is selling in France now?
In the Brittany region of France, there has been a good demand for holiday homes under to 100,000 Euro mark. In fact there seems to be a short supply of some properties that tick all the buyers boxes. Normany has also seen a large rise in UK buyers, compared to last year.
Buyers are of course being quite selective even at lower end of the market, but I have known of a few potential purchasers that have lost out on their dream property in France, through trying to get an even better bargain on an already well-priced property.
The properties that seem to be in demand by potential purchasers must have a enough land for a small garden and veg plot, but nothing that will turn into a wilderness while they are away from the property. They also want to be near a village, but not on a main road or too isolated, sometimes the both do not mix.
They also expect the electrics and plumbing to be up to the required standards, no English wiring etc., which will now have to be put right within a year under the new tests that are applied before a property, is sold in France.
All fosses also have to be inspected, and again if they do not comply, with have to be corrected within one year by the new purchaser.
I have seen some very presentable properties being sold from between 75,000 and 100,000 Euros this summer by people who have done their homework well and have had a clear picture in their mind of what their true realistic requirements are.
Properties that tend to be below 50,000 Euros do now seem to require quite a lot of work, and not so many people seem to be requiring that sort of challenge, on saying this there are still some properties in this price bracket that are habitable, so you could use the house for a holiday home and do the work as an when funds and time allows.
If you are selling a property, then the more information that you can put on your advert the better. Location of nearest shops and supermarkets, nearest neighbours, also it is best to be honest about and work that is required on the property, as this will save both you and the potential purchaser time in the future. They will also know what they might have to allow for in their total budget.
If it is a private sale add this to the details, so they know they are saving on fees, also mention any items that you might be included in the sale, like a lawn mower or a washing machine.
Be realistic on your asking price, check what other properties like yours are being sold for, a house is not valued at what you paid for it, plus what you have spent on it, especially if you have only bought it in the past 5 years or so.
People will be comparing your property against others, so you will have to justify why you feel it might be priced more than a similar property, like for example location or having just had a new fosse septic installed. After saying that, a property is only worth what someone is willing to pay for it and yours might just be the dream home potential purchasers were looking for, so my final tips would be to show it off at its best.

New tax on holiday homes in France is scrapped
The proposed new third tax for Non-resident homes owners in France is now not going to be made law.
Described as electoral suicide for President Sarkozy the proposed tax would have been 20% of the rental value of the property, for those not renting out thier holiday homes.

Our new property section is now live with already over 5000 French properties for sale.
To advertise in the French Classified Property section you will first have to register on Maison Europe and create your property advert with up to six pictures. We will then transfer this to the new portal. This will give you advertising on both sites for your money. Once paid we will make both adverts live. The reason we cannot allow you to load directly onto French Classified Property is that it could interfere with our estate agency feeds.
Creating Classified adverts
It is worthwhile adding as many details as you can to your adverts, this will help sell your item. If for example you are selling a car, add a good title including the make, and if it is LHD or RHD. Try to make you advert different to what you might have on another site, as search engines prefer this. Also if you advert has been on quite a while, it is a good idea to change the text every so often. You advert will go off line until we re-check it, this is for security reasons, but it will be made live ASAP and also within the same day.
