Our cottage is located in Quemper, Brittany, a small and friendly hamlet of eight houses off the Malestroit to Redon road. The locality sits near to the middle of the triangle formed by Vannes, Rennes and Nantes. The hamlet is marked on the Michelin map of Brittany. To get there from England we usually use the Portsmouth to St Malo ferry and then an 80 minute drive south. Guests can fly to Rennes (60 minutes distant), Dinard (80 minutes distant) or Nantes (90 minutes distant). There are railway stations at Redon and Questembert about 25 minutes distant.
We have owned the property for 22 years and used it for our annual holidays. Three years ago we bought a larger property eight miles away and now spend half the year in Brittany. The cottage is now run-down and would benefit from a complete overhaul.
Quemper is a rural location but near to the tourist locations of Rochfort-en-Terre (10 minutes) and Malestroit (15 minutes). The immediate setting is of rolling countryside with pockets of woodland, pasture, crop growing and an adjacent pond.
The accommodation at ground floor comprises a living room (18.3 M2), Kitchen (9.89M2), bedroom (15.7M2) and first floor two bedrooms of 15.7 M2 and 18.3 M2 respectively. The total inner surface area being 77 M2. The locality has similar restrictions on new building as British greenbelt but the Maire has indicated that an extension increasing the inner area to 114 M2 is allowable.
An attractive garden with mature conifer and deciduous trees set in 700M2 surrounds the cottage.
A local estate agent has advised that we ask for 53,000 euro with a view to achieving a sale at 50,000. We are seeking the best offer over 40,000 euro to stimulate interest and avoid having the property for sale for a lengthy period.
